The design phase is another critical phase of any development.  In this phase, project costs are committed and the core design and structural components are established.  Many developments make a huge mistake and start the project with an Architect and Engineer.  This flawed approach completely skips the earlier required phases of Development Management and Planning & Entitlements.

The project is always forced back to the previous phases one way or another.  We do not believe in designing something that may not be financially feasible or may not obtain government approvals.  The Architects & Engineers are highly respected and valued, and yet are tightly controlled team members.  We break up the design roles and responsibilities among teams best suited to benefit the project.  One architect may be brilliant at creating a core artistic theme design concept, while another is suited to complete the concept production drawings.
